Property Valuation Consultants was founded by Anthony Grillo to bring something the Central Coast residential real estate market genuinely needs — an independent valuation and consulting practice with the depth of experience to handle complex assignments, the insider knowledge to navigate property tax matters with authority, and the professional commitment to give every client a straight answer, not just a number.

Tony built this firm after more than 35 years in the residential valuation industry, a decade of public service as a California tax appraiser, and a career that has taken him across four states and nearly every property type imaginable. Property Valuation Consultants is the culmination of that experience — brought to bear on behalf of Central Coast property owners, legal professionals, and real estate practitioners who need valuations and guidance they can depend on.

Career Beginnings

A Career Built from the Ground Up. Tony's path into property valuation began where many of the best appraisal careers do — in the field. His early professional experience in residential construction and HVAC systems gave him a hands-on understanding of how homes are built, how their systems work, and what drives their condition and value. That foundation proved to be an enduring advantage throughout a career spent evaluating properties that other appraisers found difficult.

His formal valuation career began as a trainee fee appraiser with a statewide appraisal firm on the East Coast. He advanced quickly — moving from field appraiser to appraisal review staff, and eventually to Vice President. After a decade with that firm, he made the move into entrepreneurship, founding his own appraisal company and later expanding operations into a neighboring state.

Transition to California

From Business Owner to Public Servant, and Back. After seventeen years running his own practice, Tony relocated with his family to California's Central Coast — a region whose coastal complexity, diverse property types, and distinctive market dynamics would put every dimension of his experience to work.

He joined the Monterey County Assessor's Office as an appraiser, again, advancing quickly to a lead role. For the first two years of his tenure he simultaneously managed his East Coast business, a period that required the kind of professional discipline and organizational depth that only comes from having built and run an operation from scratch.

Expertise in California Property Tax

Ten Years Inside the Assessment Process. During his decade with the Monterey County Assessor’s Office, Tony built a level of expertise that very few independent appraisers can match. For most of his tenure, he was responsible for some of the county’s most complex and high‑value regions — Carmel Valley, Quail Meadows, the Santa Lucia Preserve, Carmel Highlands, and Big Sur. His work included managing property tax appeal hearings, leading stipulation negotiations, and working directly with taxpayers facing the full spectrum of assessment disputes that arise on the county’s roll.

That experience — understanding California property tax regulations from the inside, having sat across the table from property owners during appeals, and knowing how the assessment process truly functions — now directly benefits his clients. When Tony represents a property owner in a tax appeal, he brings a perspective that no amount of outside study can replicate.

Valuation Experience

35 Years. Four States. Every Property Type. Tony has spent more than three decades appraising residential properties across four states and nearly every market context imaginable — from inner-city income properties to new construction, from standard suburban subdivisions to luxury estates on remote coastal sites. He has particular depth in the challenging property types that define California's Central Coast: coastal parcels, hillside properties, rural estates, and the kind of one-of-a-kind homes that require genuine expertise to value accurately.
